Further analysis Advertised growth; gains remain unrealized until sale. Risk comparison uses an adjustable resale assumption, not verified event frequency.

Explore a risk scenario

An independent scenario: compare a flagged plot with an unflagged plot. These settings do not change your portfolio estimate.

0–95%. Hypothetical recovery, not a verified land resale rate.

With 95% of value retained, the linear approximation gives a break-even threshold of 19.8 events/year for Ibeju-Lekki (+5% a week) versus Lekki Phase 2 (+3.1% a week).

This linear approximation compares advertised growth and assumed losses. It is not a verified safe limit or a forecast: compounding, event timing and actual loss mechanics can change the result.

Land vs being the landlord

The landlord path pays real cash weekly (market rent at 95%, agent fills 90%); land only compounds on paper until you sell. Both are normalized to ₦ per week per ₦1m invested.

Landlord figures come from the Houses app Invest catalog. Land appreciation is unrealized; landlord cash is taxed with business income and capped at five properties.

The flood window

Latest official brief: rainy (2026-10-22)

Rain on 2 of the last 7 archived days — floods and storms only come with rain (verified on the home side).

The official daily brief is archived once a day; the in-game Assurance panel shows a 7-day rain forecast for your home. No flood math runs here: floodX has no verified plot-side effect.

Raw land policy from the official economy snapshot (v4, set 2026-10-17). Values are shown exactly as published — the omo-onile trigger and floodX's plot-side effect are not verified in-game.

Plot prices and the advertised weekly growth are Invest app reads. The weekly figure is Unrealized — nothing pays out until a plot is sold, and no plot sale has been observed yet. If your screen shows different numbers, the game is right.

FAQ

It is the rate the game advertises on each BUY LAND card, and the official policy feed can move it — but it is unrealized appreciation, not income. Nothing pays out until a plot is sold. What the game does disclose is the exit cost: the Invest panel states agents take 5% of a plot sale (so the assessor defaults to a 95% resale), and our live Imota test plot — bought at ₦250,000 on 2026-10-17 — read ₦250,824 the next morning. The assessor therefore still labels every compounded figure as an estimate.
Four of the six plots carry the game's "omo-onile risk 😬" flag — land-grabbers who can contest or destroy what you build. The official policy feed publishes destroy chances (25% / 50%), but when an event actually triggers and what it wipes is not verified. The risk-premium comparator answers a narrower question honestly: how many events a year the risky plot could absorb before its higher growth stops beating the safe plot.
Flooding is weather-driven — the Assurance panel states floods and storms only come with rain, and your home's flood odds scale with a location multiplier (Lekki Phase 1 ×1.6) and the house condition. For land plots the picture is unverified: the policy feed carries a flood damage multiplier (×1.5) in the land block, but no plot-side flood effect has been observed, so this tool shows the policy numbers without turning them into expected losses.
On cash flow, the landlord wins almost everywhere: the Mushin investment house returns about ₦78,900 a week per ₦1m invested (verified pays-back of ~89 days), while the fastest plot, Ibeju-Lekki, appreciates ₦50,000 a week per ₦1m on paper. Land's case is scale and zero upkeep — up to 7–10 plots with no tenants — plus the papers-free plots' higher growth. The comparison table normalizes both to ₦ per week per ₦1m so you can weigh cash against appreciation.
