Lagos Life Real Estate: the Landlord Path, Land Plots and Property Funds
Rent out homes at 95% of market via a 90%-occupancy agent, buy land at 2.5–3.8% a week, collect nightly from the Property Fund — the verified property picture.
Property in Lagos Life is three different games stacked on top of each other: homes you rent out to tenants, land that pays a weekly yield, and a fund that pays nightly. Two of the three now have hard numbers — this guide lays out everything verified in-game, and flags the one number still being observed.
The landlord path: the Invest tab
The Houses app carries three tabs — Homes, Invest and Rent — and the Invest tab is the landlord game. It sells properties as investments at roughly a fifth of the residential price (a Mushin face-me-i-face-you costs ₦26,000 here versus ₦113,000 on the Homes ladder), with the full economics printed on every card:
| Property | Rent (game quote) | Payback | Investment price |
|---|---|---|---|
| Face-me-i-face-you · Mushin | ₦2,400/wk | ~89d | ₦26,000 |
| Self-contain · Yaba | ₦6,000/wk | ~99d | ₦72,000 |
| Mini-flat · Lekki Phase 1 | ₦17k/wk | ~102d | ₦210,000 |
| Terrace duplex · Ikate | ₦45k/wk | ~104d | ₦570,000 |
| Family duplex · Magodo GRA | ₦110k/wk | ~105d | ₦1,400,000 |
| Duplex · Ikoyi | ₦250k/wk | ~112d | ₦3,400,000 |
| Mansion · Banana Island | ₦1.5m/wk | ~115d | ₦21,000,000 |
We bought the Mushin room at ₦26,000 and the property card spelled out the machine: ₦2,280/week — “95% of market · agent fills 90%”. Enable the agent and tenants are found instantly; the card then reads “~₦293/night”. The maths checks out exactly: ₦26,000 ÷ (₦2,280 × 90% ÷ 7) = 89 days — the quoted payback already prices in the vacancy.
The rules around it, verbatim from the app:
- Rent pays into your business till every evening at 6 PM — not the wallet. “The till is shared with your companies and shops, so their Saturday 6 PM bills come out of it too.” Cash out from the till.
- Two leasing modes per property: 🧑🏾💼 Agent (automatic, 90% occupancy) or 📣 Players — list the home on the Rent tab for other players, with 1–4 week terms.
- Portfolio cap: 5 investment properties (the counter reads 0/5; the “20 homes” figure elsewhere refers to owned homes and plots).
- Selling returns 80% — the Mushin room’s sell-back showed ₦21,000 on a ₦26,000 purchase, the same four-fifths resale every owned home gets.
- One discrepancy worth knowing: the Invest tab still quotes the old community rents for the big rungs (Ikate ₦45k, Banana Island ₦1.5m) while the Homes tab sells the same names at ₦56,250 and ₦1,875,000. Assume your actual rent tracks the property you bought, not either list blindly.
And the machine pays: the first rent deposit landed overnight at exactly ₦293 — the card’s “~₦293/night” to the naira — logged in the till history as “Rent from your tenants” and cashed out to the wallet with one tap.
The player rental market
The Rent tab is a peer-to-peer listing wall, “HOMES FROM PLAYERS”, with city tabs. On 16 October it was empty in Lagos and Port Harcourt, and Abuja carried a single listing: a Mansion in Asokoro at ₦980k/week (“30% under”), four-star rated, in 1–4 week terms, with ₦1,960,050 due upfront — about two weeks’ rent. A real market in its first days.
Land: the verified weekly-yield engine
Land is separate from housing. The Invest app on your phone sells plots paying a verified 2.5–3.8% a week:
| Plot | Location | Price | Weekly yield |
|---|---|---|---|
| Quarter plot | Imota, Ikorodu | ₦250,000 | ~2.5% |
| Half plot | Ikorodu | ₦1,500,000 | ~3.0–3.8% |
| Full plot | Epe | ₦2,500,000 | ~3.8% |
The catch is parameterised, not cosmetic: omo-onile risk is a live policy number — flood damage and plot destruction are real — and the caps say you cannot hoard forever (the in-game Help says 20 bare plots; the official policy feed shows a starting allowance of 7 with a soft cap at 10). The policy tracker logs the parameters as they move.
Against rental homes quoting ~7–8% a week, land looks beaten on paper — but land requires no till, no agent, and plots start at ₦250,000 while the rental rungs above Mushin cost six figures. They are different games for different bankrolls.
The Lagos Property Fund: the nightly outlier
Every other asset pays on its own rhythm — wages per shift, land weekly — but the Lagos Property Fund pays nightly, per the in-game Help & guide. For cash-flow planning that makes it the smoothest drip in the game: no waiting for rent day or a weekly payout to land on the right day. Contribution sizes and rates are still being reconciled between the Help text and the policy feed; treat the fund as confirmed-but-young and watch the policy tracker.
What we still need to measure
- Payout cadence — the first deposit settled on login (3:16 AM) rather than at the advertised 6 PM; catch-up settlement or real rhythm needs a few more nights of till history.
- Assurance pricing — what home insurance actually costs and covers (the flood bill made the question urgent).
- Property Fund rates — contribution sizes, nightly rate, any cap.
- Sea Plots — the water-side land layer teased on the official map.
- The 📣 Players listing flow — needs a second property before it can be tested from the seller’s side.
- The plot cap — reconcile Help’s 20 with the policy feed’s 7→10.
