Lagos Life Homes Across Three Cities: Lagos vs Abuja vs Port Harcourt
Mini flats rent for ₦6,000 a week in Abuja and Port Harcourt but ₦17,000 in Lekki. Every verified Lagos Life rent and buy price across the three cities, compared.
Lagos Life runs a separate housing ladder in each city, and the differences are bigger than the commute. Every rent and buy price below was read from the Houses app’s Lagos, Port Harcourt and Abuja tabs; the full 17-home table with move-in fees lives in the homes database.
The same naira, three different cities
One comparison tells the story: the mini flat. In Port Harcourt (D-Line) and Abuja (Gwarinpa) it rents for ₦6,000 a week and buys for ₦312,000. In Lagos, the same tier — a Lekki Phase 1 mini-flat — rents for ₦17,000 and buys for ₦910,000. That is the Lagos premium: roughly 2.8× the rent for the same ten-by-ten with furniture.
| Tier | Lagos | Port Harcourt | Abuja |
|---|---|---|---|
| Starter room | ₦2,400 · Mushin | ₦2,600 · Rumuokoro | ₦2,800 · Kubwa |
| Mini flat | ₦17,000 · Lekki Phase 1 | ₦6,000 · D-Line | ₦6,000 · Gwarinpa |
| Serviced apartment | —* | ₦32,000 · Woji | ₦34,000 · Wuse 2 |
| Family duplex | ₦137,500 · Magodo GRA | — | — |
| Prestige duplex | ₦312,500 · Ikoyi | ₦275,000 · Old GRA | ₦240,000 · Maitama |
| Mansion | ₦1,875,000 · Banana Island | — | ₦1,750,000 · Asokoro |
*The Lagos ladder has no “serviced apartment” label — its closest analog is the furnished Lekki mini-flat at ₦17,000, which undercuts the Woji/Wuse 2 serviced tier by half.
Three patterns fall out of the table:
- Starter rooms cost about the same everywhere — ₦2,400 to ₦2,800 a week. Your first weeks are cheap in any city; the city choice barely matters yet.
- Lagos owns the middle of the ladder. It is the only city with a real mid-tier (self-contain, mini-flat, terrace, family duplex). Port Harcourt and Abuja jump straight from a ₦6,000 flat to a ₦32,000–34,000 serviced apartment — a 5× leap with nothing in between.
- Abuja is the discount prestige address. Maitama’s detached house undercuts both Ikoyi and Old GRA, and Asokoro’s ₦1,750,000 mansion is ₦125,000 a week cheaper than Banana Island.

Buy prices move with the rents
Buying follows the same shape: the ₦312,000 mini flat in D-Line or Gwarinpa costs about a third of Lekki’s ₦910,000, and Abuja’s top ladder (₦103,000,000 in Asokoro) undercuts Banana Island’s ₦114,000,000. Move-in fees are the one constant — 3× the weekly rent in every city — so switching cities costs you a fresh move-in either way.
Whether any of these buy-outs make sense depends on what else the money could earn — run a specific home through the rent vs buy calculator before tapping the buy button.
Should you actually move?
Housing is only one side of the trade:
- Careers are thinner outside Lagos. The salary tables track 23 Lagos careers against five each in Abuja and Port Harcourt. A cheaper flat does not help if your ladder is not there — check your track first.
- Furniture does not travel. Cross-city homes use separate slots; your Lagos flat keeps its furniture, and the new city starts bare (the housing guide has the moving mechanics).
- The trip itself costs. Travel fares are on the transport guide; factor the move-in fee (3× rent) plus fares against the weekly saving.
