How Much Rent Can You Afford in Lagos Life? The Full Rent Ladder

Rent is weekly and every home asks a move-in fee of 3× the rent. The verified rent ladder, an affordability rule tied to your rank, and when buying beats renting.

Housing is the biggest recurring bill in Lagos Life, and the game charges it the way real Lagos does: weekly, in advance, with a hefty fee to get in. So “how much rent can I afford?” is really three questions — what homes cost, what you earn, and what the move-in fee does to your first week. All three are answered below from verified in-game prices, with a simple rule of thumb and the tools to run your own numbers.

The short answer

  • Rent is weekly and comes out of the same pocket as everything else, so judge it against your weekly income, not your bankroll.
  • The move-in fee is 3× weekly rent, paid once — budget it before you budget the rent.
  • A solid rule of thumb: keep weekly rent under about a third of your weekly shift income. It is our desk’s planning heuristic, not a game mechanic — but it keeps the bill from eating your progression.
  • At rank 1 you can afford Mushin or Yaba comfortably; the Lekki mini-flat is the rank-3-to-4 upgrade; Ikoyi and Banana Island are endgame. The ladder below has the numbers.

The verified rent ladder (Lagos)

Every figure below was read from the Houses app in the game client. The same ladder exists in Port Harcourt and Abuja at similar-to-slightly higher entry prices (the full table lives in the database).

Home District Weekly rent Move-in (3×) Buy price
Hall of Residence UNILAG, Akoka ₦1,200 ₦3,600 —
Face-me-i-face-you Mushin ₦2,400 ₦7,200 ₦113,000
Self-contain Yaba ₦6,000 ₦18,000 ₦312,000
Mini-flat Lekki Phase 1 ₦17,000 hidden* ₦910,000
Terrace duplex Ikate, Lekki ₦56,250 ₦168,750 ₦3,100,000
Family duplex Magodo GRA ₦137,500 ₦412,500 ₦7,600,000
Duplex Ikoyi ₦312,500 ₦937,500 ₦18,000,000
Mansion Banana Island ₦1,875,000 ₦5,625,000 ₦114,000,000

* Our save lives in the mini-flat; the app hides the move-in fee from a current resident. Every other home showed exactly 3× rent.

Matching rent to your rank

Shifts pay once per game day, workdays only — so weekly income is roughly five shifts. Two anchors from the career table (community tier, spot-checked in-game):

  • Rank 1: ₦6,600–₦11,600 per shift → about ₦33,000–₦58,000 a week. A third of that is ₦11,000–₦19,000 — which makes the Yaba self-contain (₦6,000) comfortable and the Lekki mini-flat (₦17,000) the stretch at the top of the band.
  • Rank 5: ₦63,000–₦99,000 per shift → about ₦315,000–₦495,000 a week. A third of that is ₦105,000–₦165,000 — the Ikate terrace (₦56,250) is comfortable, the Magodo family duplex (₦137,500) is the stretch, and Ikoyi (₦312,500) wants a business on the side, not just a salary.

Run your exact career through the salary calculator, then check the home you want against its weekly pay. If rent is over a third, drop one rung and bank the difference — the hustle-first weeks compound faster than any address.

The move-in fee is the real boss fight

The ₦ rule nobody warns beginners about: 3× weekly rent, in cash, on day one. Moving into Ikate is not ₦56,250 — it is ₦168,750 before you have slept there once. Moving into Ikoyi costs nearly a million Naira in fees alone. When you plan an upgrade, save for the fee, not the rent: the rent starts only after the fee eats your lump sum.

Rent or buy? The 20% spread

The game buys owned homes back at 80% of the purchase price (community-verified resell rate). Living in a bought home therefore costs you a 20% spread, while renting costs the weekly rate plus the non-refundable move-in fee. Against that, cash parked in land plots yields 2.5–3.8% a week in-game — the real opportunity cost of locking ₦910,000 into a mini-flat.

The honest answer is horizon-dependent, which is why we built the rent-vs-buy tool: pick your home and your planned stay, and it returns the verdict and the break-even week. The homes and rent guide covers the whole ladder and the upgrade path in depth.

The takeaway

Affordable rent in Lagos Life is a third of your weekly shift income, paid after a 3× move-in fee — which lands beginners in Mushin or Yaba, mid-careers in Lekki, and leaves Ikoyi and Banana Island to players with businesses, not just salaries. When the buy price starts looking reasonable, let the rent-vs-buy tool do the math before your Naira does.

FAQ

How much rent can a beginner afford in Lagos Life?
On a rank-1 salary (₦6,600–₦11,600 per shift, one shift per game day), the comfortable band is the ₦2,400–₦6,000 weekly tier — a Mushin face-me-i-face-you or a Yaba self-contain. The Lekki mini-flat at ₦17,000 a week is a stretch goal, not a week-one home. Remember the move-in fee: 3× weekly rent in cash before you get the keys.
What is the move-in fee in Lagos Life?
Every home the Houses app showed us charges a move-in fee of exactly 3× the weekly rent, paid once up front — ₦7,200 to move into Mushin, ₦937,500 for Ikoyi. One exception: our own save lives in the Lekki mini-flat and the app hides that fee from a current resident, so expect 3× as the rule and treat anything else as a bonus.
Should I rent or buy in Lagos Life?
Renting wins for flexibility and small bankrolls; buying wins once you stay put. The game buys owned homes back at 80% of the purchase price, so living in a bought home costs you a 20% spread — and the cash you did not lock up could instead sit in land plots yielding 2.5–3.8% a week. Run your exact home and horizon through the rent-vs-buy tool.
What is the most expensive rent in Lagos Life?
The Banana Island mansion: ₦1,875,000 a week, with a ₦5,625,000 move-in fee and a ₦114,000,000 buy price. Abuja's Asokoro mansion is close behind at ₦1,750,000 a week. Both are endgame flexes — five orders of magnitude above the ₦1,200 hostel bunk.
